Directions:
I-45 North to Exit 123 (FM 1696) turn left on FM 1696 for 1.5 miles to SH 75, turn right, follow for 9 miles to Round Prairie Rd on left turn and follow 1.7 miles to property on right.
Topography:
Rolling hills with elevation variances from 225 feet to 261 feet above sea level. Predominately sand loam soil over a red clay underlie.

Utilities:
Electricity available from Mid-South Synergy Electric Cooperative. A water well must be drilled for water and sewer must be provided by septic system.

Description:
This newly professionally fenced tract has 12,100 feet of 5 strand barbed wire fencing in place. The land consists of 150 acres of cleared pasture land with scattered Pine and Oaks in pastures, balance consist of native pine and oak forest. Abundant wildlife in the area, deer, hogs, squirrel and dove. Recently a bobwhite quail restoration project has been implemented on this property with over 300 quail released within the last 2 years. Also this area had Turkeys released several years ago by the Texas Parks and Wildlife in conjunction with the National Wild Turkey Federation.

In addition to the wildlife aspects, this property has been readied for livestock with the fences and a new set of cattle pens. The pens are constructed out of all treated material and have a nice squeeze chute in place. Two ponds exist one being a newly constructed tank of about 1 acre in size, the other is an older pond that has had the dam reworked and one small creek traverses the property. The land has no flood plain issues. A good road system has been built that provides travel across the land in any type of weather conditions. Certain areas of the road have been rocked and culverts are in place.

Minerals:
All the minerals have been previously reserved by prior owners. Currently there are no wells located upon the property. There appear to be no leases of record that currently affect this property.

Easements:
A pipeline runs down the western edge of this property from an old well site South of the subject to a gathering station north of and off this property. The only other easements are for electricity to serve the property and properties to the East.
