| An ideal wildlife and livestock place in the beautiful rolling hills of Northern Walker County. The property is directly north of the McAdams Ranch, one of the oldest and largest ranches in the area. This area is rich in history once the home of the Bedias Indians. This tract had the 12" and larger pine timber cut in the Fall of 2004 and Spring of 2005. The property has had time to rebound from this cut. There are abundant mixed hardwoods and pine in the approximate 169 acres of native woods. A 76 acre pine plantation was planted in 2000 in the Northwest corner of the tract. Appoximately 225 acres has been cleared, however many tall pines are scattered throughout the pastures, and this area is growing native grasses. The tract is completely fenced and has 24,000 feet +/-, of new professionally built 5 strand barbed wire fence,in addition 4100 feet of older fence was reworked and put in good condition. Right of ways were cleared around the perimeter of the property allowing 4 wheeler access. These allow you to be able to check your fences and also offer hunting oportunities. Four ponds exists on the property, two were built in 2008, the larger is over one acre in size. These ponds all catch good runoff and retain water. No flood plain issues exists, several small drainage ways meander across the tract and provide good drainage. The property has good wildlife, with whitetail deer, wild feral hogs, squirrel, doves, ducks and released wild turkey. Texas Parks and Wildlife and National Wild Turkey Federation released birds in this area a number of years ago and turkey have been seen on this tract. The road system is good, a north/south road(1.6 miles in length) extends from Round Prairie Road to Flynt Road. Several roads turn off this main road to have access to other areas of the tract. The road has been recently rocked with crushed limestone from Round Prairie Road to the cattle working pens, this is approximately 7/10 of a mile. Two cattleguards have been recently installed, one at Round Prairie Road entrance and one at the cross fence that divides the tract into two pastures. In addition to the recreational aspects this property offers, it has been readied for livestock, with the new fences and a set of cattle pens (including squeeze chute) and holding areas. Numerous homesites exits, it is an ideal location for a showplace ranch. The property is only 85 miles north of downtown Houston, and 2.2 miles West of IH 45. It is also only 18 miles north of Huntsville and 12 miles south of Madisonville. Round Prairie and Flynt Road are both well maintained county roads and access is available in any type of weather. This property may be divided and offered for sale in two tracts. 3,200 feet of new built fence would the location of this division and the southern tract would be approximately 220 acres. It would offer the majority of the livestock improvments and cleared land. This parcel is individually offered for $3,750.00 per acre. The northern portion would be approximately 250 acres and this area would offer most of the hunting opportunities, this parcel is offered at $3,400.00 per acre. |
