Oakhurst Forest is a wooded tract that has been managed for pine timber production. It is comprised of merchantable, premerchantable and non-forest acreage. The merchantable acreage is divided into 9 timber stands including thinned and un-thinnned pine plantations and Stream Side Management Zones (SMZs). The premerchantable acreage is comprised of 6 stands, all young pine plantations. Non-Forest acres include clear cuts, roads and pipeline. The tract is 48.8% merchantable, 41.6% premerchantable and 9.7% non-forest. The soil maps for Walker County, Texas (USDA SCS) identifies the soils on most of the property as "deep, sandy and loamy, gently undulating to gently rolling soils on uplands" with moderately high pine productivity potential (50 year site index of 80 for loblolly pine). Highly productive Kanebreak soils occupy the river bottom. The property has a timberland exemption in place for ad-valorem taxes, and the taxes for 2015 amounted to $3,522.80, which is less than $4.00 per acre.
